10 Common Questions

I want to introduce myself in a unique way. Most home sellers ask the same questions when interviewing a real estate agent to represent them. I have compiled a list of the 10 most asked questions that should help you understand how I market and sell homes and my experience as a real estate professional and business owner.
1) Who is Bob McTague and how many years have you been selling real estate?
My name is Bob McTague and I am the “Team Leader” of CNY Agent Team of RealtyUSA in Central New York. I have 2 beautiful boys and a wonderful wife. I am originally from the Boston area. I moved to Central NY in 2004.
I have been helping buyers and sellers for the past 10 years. But before that time I was a business owner and real estate investor.
In 2009, I formed a real estate team. Currently my business has grown to 3 agents and 2 full time marketing assistants. We have offices in Liverpool, North Syracuse, Camillus, Manlius, and Fayetteville – We all work hard to sell your home. 
2) How many homes do you sell?
I have been fortunate to help 200 buyers and sellers in 2016. This was accomplished with a team of 3 full time agents.
The average real estate agent in Central NY only sells 8 homes per year.
3) Do you sell any homes in my area?
Great question. I sell many homes throughout Onondaga, Madison, Cayuga, and Oswego County.   Moreover, I have sold a home in almost every neighborhood in Onondaga County.
There is a good chance that I have sold a home or two in your immediate area.
4) What is your sales rate or list to sell ratio?
We have a 98 to 99% list to sell rate, which means that if you take my professional advice on pricing your home will sell 1 to 2% under list price.
5) What is your average days on market for the homes you list?
The average days on market for our clients is about 40 days. 80% of the homes we market sell in 30 days or less regardless if the seller enters into our 30 day home sale program.
6) What is your 30 Day Home Sale Program?
It is an exclusive program that I offer. When you take my advice on pricing and enter into our program, I will guarantee that you will get an offer on your property in the price range determine. If this does not happen, you can exit our listing contract, or continue to market your property through my service, and when the property sells, I will rebate you up to 1% of the selling price!
7) Do you hold open houses?
No. The reason is that open houses are not effective in selling homes. They are used by agents that do not have effective online marketing systems, and agents use open houses to find buyers for their business not your home. Also, most of the homes I market sell in the first 30 days… So there is no need or time for an open house. However, if you insist on having open houses I have eager agents at my side that would love to meet more buyers at your home and hold an open house or two 🙂
8) How do you communicate?
I actually have a Communication Guarantee. We have to speak every week. You are always updated by either email, TEXT, or phone about showings, feedback, marketing, statistics, etc…
9) I heard that if I work with a big team, I will get lost in the shuffle. Will I be working with Bob McTague?
This is one of the biggest misconceptions out there. I run a real business. I employ 2 marketing assistants to make sure your home is exposed properly, your needs are attended to, and every detail is addressed. Most solo agents are bogged down with paperwork, and do not have the time or money to effectively market your property.
You will be working exclusively with Bob McTague and his two personal assistants.
Other team members may meet you if I am not available, however, I have a system in place to help homeowners, and I oversee the complete system to maximize the results.
10) Why should I work with you?
Well if you read the answers to the previous questions, it may be obvious. 🙂 However, most home sellers like you want to sell their home in less time while maximizing their profit. My systems do just that.
